Time Saving Tip

Find a Realtor® you like and give her a chance!  The Multiple Listing Service (MLS) makes it possible for agents to show you each and every property that is currently available despite the fact that it may be listed with another real estate firm. For some reason, many buyers believe that they are not going to see all available properties if they only work with one agent. This couldn't be further from the truth. 

It's not really in a buyer's best interest to switch from agent to agent and here's why:  First of all,  you'll end up explaining yourself over and over again.  Each agent will need to know what you want  and what you qualify for.

Next, so you don't waste time looking at the same properties again and again, you'll have to keep a list of what you've seen and make sure each agent knows what you've already seen.

Further, you'll have to explain to each agent what you liked and disliked about the places you've already seen.  No problem - if you like to hear yourself talk -  but this is normally a waste your valuable time.

Negotiate the purchase on your behalf in order to obtain the best price and terms possible.
Orchestrate the escrow process to make sure that all the terms and timelines in the contract are adhered to and that escrow closes as scheduled.

  • Section 1 (Existing Damage) Termite Work (or According to Contract)
  • Home Warranty (or According to Contract)
  • Any Judgements, Tax Liens, etc., Against Seller
  • Tax Proration (For Taxes Unpaid at Time of Transfer of Title)
  • Any unpaid Homeowner's Dues
  • Recording Charges to clear all Documents of Record against Seller
